Most winter failures give notice first. Walk your entries once a week during the cold months and look for these signs:

A door that drags on the floor or threshold, or fails to latch

Visible rust at hinges or along the frame

A closer that slams, or will not hold position

Drafts around the frame, or daylight showing at the edges

Buzzer systems acting erratically in the cold

Any one of these is worth a note. Two or more on the same door usually means the problem is already spreading.

          A Simple Pre-Winter Maintenance Checklist

Do this before the first hard freeze, and repeat the quick checks mid-season:

          1. Inspect weatherstripping and door sweeps for cracks, gaps, or compression.

          2. Lubricate hinges before the first freeze, using a product suited to cold weather.

          3. Test closer speed and latch, making sure the door closes fully and catches every time.

          4. Check buzzer and access hardware function, including strikes and release hardware.

          5. Confirm the frame is square and free of rust, and touch up any bare metal early.

This takes under an hour for most buildings and can prevent the failures that cost the most. If anything on the list does not check out, schedule a visit before the weather turns.

On a busy entry, the hinges and the closer do the most work.

spread the door's weight along the full length of the edge, so there are no single points for salt and ice to attack and no sag at the top corner. A properly sized and adjusted set of

Heavy-duty hardware holds up better through a Detroit winter than standard residential-grade parts. Commercial-grade products are built and tested against

for cycle life and finish durability, which is what a door seeing hundreds of openings a day needs. Residential parts on a commercial opening tend to loosen, wear, and fail early, and winter is when that shows up.

Detroit winters are hard on commercial doors. Cold, road salt, and moisture stress steel frames, hardware, and seals, and daily freeze-thaw cycles speed up wear on high-traffic commercial entries. For a property manager, that means a door that fails on the coldest morning of the year, with tenants, deliveries, and security all affected. This guide covers what winter does to your doors, what to watch for, and when to call.

Why Winter Is Hard on Commercial Doors

Metal moves with temperature. A hollow metal door and frame contract in a hard freeze and expand again when the day warms up. Over a Detroit winter, that cycle can happen dozens of times. Gaps open and close, strike plates drift out of alignment, and latches that worked in October start to catch or miss in January.

Road salt and slush make it worse. Salt carried in on boots and wheels settles on thresholds, bottom rails, and lower hinges, where it eats through finishes and starts rust. Moisture then works into the gaps. When it freezes, ice can bind hinges and keep closers from swinging the door fully shut. A door that does not latch is a door that does not secure the building.

Not every problem is an emergency. A minor draft, a squeaky hinge, or a closer that is a little fast can usually wait for a scheduled visit. Note it, take a photo, and book the work before it gets worse.

A door that will not latch, will not close, or cannot secure the building is different. That is a same-week issue at best, and an after-hours one at worst. If your entry is stuck open, will not lock, or has a broken closer or hinge, call for
